BOOKING CONDITIONS

We would like to welcome you to our relaxed, quiet family park located in the Wareham Forest, catering for couples and families on holiday. We ask that our guests follow the Country and Caravan Codes, as well as the conditions set out below and the Park Rules (as amended from time to time) displayed on the website and around the Park, to ensure that everyone has an enjoyable stay with us.

  • We will do our utmost to accommodate all special pitch and booking requests, but cannot guarantee a specific pitch or location. Unfortunately we are unable to cater for groups. If we discover a group on the park, even if all parties have booked individually, this is a breach of our booking conditions and we reserve the right to ask any or all of the parties to immediately leave the park. Maximum of 6 persons per unit. All bookings must include one person who is at least 18 years old. Please note that some park facilities may be limited to High Season.

  • We are happy to accept bookings for any number of nights except during High Season and Bank Holidays, when Superior pitches must be booked on a Saturday to Saturday basis in 7 night multiples and on Standard / Woodland Pitches a 4 night minimum booking is required (minimum 7 nights required on Standard Pitches over Spring Bank Holiday week). Extending a booking will depend upon availability at the time. Your booking is conditional upon full payment being made for your stay with us at least 28 days prior to your arrival date, otherwise we cannot guarantee to hold your pitch. If the pitch is vacated early, cancelled, or the booking changes, please see our holiday cancellation policy. Please consider taking out holiday insurance.

  • Please register at reception on arrival. Pitches are usually available from 12.30 pm and we accept arrivals up to 9.00pm. We do have a temporary parking area for early arrivals and late departures by arrangement. We request that pitches be vacated by 11.00am on the day of departure to allow us to prepare for the next guests, unless prior arrangements are made with the management. There are security gates to restrict access to and disturbance on the Park overnight. Quiet hours are between 11.00pm and 7.00am.

  • By the very nature of our lovely woodland surroundings with streams flowing through the Park and the fact that we have a Swimming Pool on site, we ask that great care is taken at all times, especially in the proper supervision of children and pets, so that they are not a nuisance or danger to themselves or others. For your own enjoyment and safety, we insist that the Rules displayed around the Pool are strictly adhered to and that children are accompanied by a parent or legal guardian at all times. If any accidents requiring medical attention or involving damage to property occur within the precincts of the site, please report full details to the management prior to your departure.

  • All caravans and vehicles parked, stored and moved on the site are done so at the owner’s risk and the Company will not accept any liability for loss or damage to the property, or injury to the owner and his party unless the company is found to be negligent. Owners are required to comply with the Road Traffic Act while on the Park and keep their vehicles and caravans fully insured against fire, theft and third party liability at all times during the currency of their stay. Unfortunately, commercial vehicles are not permitted on the park except by prior arrangement in writing.

CHARGES FOR LARGE TENTS, GAZEBOS, BOAT ON TRAILER (In Storage Field)

To maintain the quality of the Park and comply with Fire Regulations, we have a few approved pitches that can cater for slightly larger tent units, which must be pre-booked. An additional charge of £7.75 per night will be made for tents that occupy a single ground space larger than 7m(L) x 5m(W). The maximum ground space a unit may occupy is 8m(L) x 6m(W) on the approved Standard Pitches and 8m(L) x 7m(W) on Woodland Pitches. The maximum size of a gazebo or event shelter is 4m x 4m on woodland pitches and these are charged for separately at the nightly rate. On Standard pitches we can only accept a gazebo / event shelter (max 2.5m x 2.5m) or pup tent (max 2.5m x 2.5m) as an alternative to an awning for caravans and motorhomes on the same pitch as the main unit. Boats are charged at £7.75 per night and stored in our storage field, which is only accessible during reception hours.

VISITORS, EXTRA CARS AND LATE DEPARTURES

Visiting family and friends must be booked and confirmed in writing at least 24 hours in advance and are charged at a rate of £5.00 per Adult and £3.00 per Child, plus a car parking fee of £5.00. Late departures are charged as follows: £10.00 for extensions to 3.00pm, £15.00 for extensions to 6.00pm. Visitor numbers and late departures are both subject to availability at the time and management discretion, please check with Reception.

We do ask that all visitors check in with reception on arrival. All visitors cars and extra cars must be registered with reception and parked in the car park.

ELECTRIC HOOK-UP

The electric hook up point is for the sensible use of proprietary caravan electrical equipment. Unfortunately, this does not include electric hook up splitting devices, charging electric cars, electric awning heaters and high wattage electrical equipment such as household kettles.

WI-FI

To improve the quality of our Wi-Fi due to our rural location, we have invested in the installation of a fibre optic cable from Wareham.

DEPOSIT

A deposit of £50.00 per week will be applied against bookings at the park. Your booking is conditional upon payment of the balance being received at least 28 days prior to your arrival date. Unfortunately, we cannot guarantee to hold your pitch unless we receive payment of this balance.

This clause explains when you, or we, may cancel or agree to postpone your holiday due to Government restrictions. We prefer that you postpone but will always allow you to cancel where the law gives you the right to do so.

The rights in this clause are additional to any other rights either of us may have in our terms and conditions.

We promise to keep all our customers safe. Our promise also means that there are limited circumstances in which we may need to cancel your holiday.

Either of us has the right to cancel your holiday, or any full unused days, if the law prevents you from visiting or staying with us. If your holiday has not started, then we will refund your booking in full less any costs we have already incurred on your holiday which we cannot recover elsewhere (“Direct Costs”). If your holiday has started, then we will refund in full any full days unused when we cancel, again less any Direct Costs. We will not charge an administration fee.

Our changes may reflect changes in relevant laws and regulatory requirements or implement minor technical adjustments and improvements, for example to address a health and safety risk.

If we make changes to the facilities and services at the park which materially reduce their quality, we will give you the choice between confirming your booking, agreeing new booking dates with us or cancelling. If your holiday has not started and you decide to cancel, then we will refund your booking in full. If your holiday has started, then we will refund in full any full days unused when we cancel.
